HVAC Design & Construct Brisbane

Design and construct procurement shifts the risk of performance from the building owner to the contractor. Under a D&C model, QPT Services takes responsibility for designing a mechanical services solution that meets your performance brief, and then delivering it. If the design does not achieve the specified performance outcomes, that is QPT’s problem to resolve. As an HVAC D&C contractor in Brisbane, QPT delivers design and construct contracts for commercial and industrial buildings across South East Queensland.

What is HVAC design and construct?

In a traditional procurement model, a mechanical engineer designs the HVAC system, the client tenders that design to contractors, and if the installed system does not perform, the accountability is disputed between designer and installer. Design and construct removes this gap. QPT takes a performance brief, develops the technical design, and takes responsibility for both the design and the installed outcome.

For clients who want clear accountability and fewer coordination interfaces, D&C is typically the better procurement model for mechanical services in Brisbane commercial projects.

QPT works with clients to develop a clear performance brief that defines the temperature, humidity, air quality, and energy efficiency requirements the HVAC system must meet. This brief becomes the basis for the D&C specification and the commissioning performance targets.

For HVAC design and construct in Brisbane commercial buildings, QPT’s internal design capability covers load calculations, equipment selection, ductwork and pipework design, controls strategy, and energy compliance modelling for NCC Section J or NABERS as required.

QPT manages procurement, delivery, and installation of all mechanical services including air conditioning, ventilation, pipework, controls, and BMS integration. Programme management and coordination with other trades is managed within QPT’s project delivery team. For mechanical design and construct in Brisbane, QPT’s combined electrical and mechanical capability means both scopes can be delivered under a single D&C contract.

Why QPT Services

Single point of accountability: Under a QPT D&C contract, there is one entity responsible for the HVAC system performing. Design gap disputes between engineer and contractor do not happen because QPT is both.

Combined electrical and mechanical D&C: QPT can deliver mechanical and electrical services under a single D&C contract. This is a genuine differentiator for clients building or upgrading facilities where both scopes are in play.

Tier 1 project experience: QPT’s D&C capability has been tested on major commercial projects. The processes, documentation standards, and coordination experience that come from Tier 1 work apply to every project.

Our Work

Recent Projects

At QPT Services we pride ourselves on full-stack solutions that follow compliance acts, regulations and accreditations. Below are just some of our recent projects.

Equinix

QPT services worked closely with ND&Y engineers to deliver a defect-free project on a 3 chiller upgrade on a live data centre. Works included decommissioning existing chillers and installing new chillers, including change over panels, Variable speed drives, and electrical and electrical control.

Time Zone

QPT services were engaged to complete the electrical package, including the main switch board, sub-boards, Clipsal C-Bus automation system for the architectural lighting, communication cabling, Communications rack and fibre.

IGA

QPT was trusted to deliver the electrical package for IGA’s flagship store in East Brisbane, including the main switch board, tenancy distribution board, power, architectural lighting, Communications rack, fibre, and data cabling.
